The custom build route involves contracting all or part of the work to a developer such as an architect or builder.
The developer will then design and construction the development on behalf of the homeowner. Although this may sound like the homeowner has less the control, it is actually quite the opposite. The customer can influence the design of the home. This is still a unique and custom method of building your own whilst reducing the workload and risk attached to self-building.

The homeowner is likely to meet with the developer, devised a plan and home design together and then the developer will carry out the construction work to turn the plan into a reality. This allows the homeowner to carry on with normal life whilst their home is built for them.
 
It is often the case that the developer will find a serviced plot of land with suitable planning permission and amenities (such as electricity, water, drainage). This saves the homeowner from the task of searching for a plot of land with all required services and then potentially applying for planning permission on top of that. Alternatively, the homeowner may have identified or purchased a plot already themselves and then approach a developer.
